Your listing is your storefront. And most listings read like a home inventory: 2 bedrooms, 1 bath, kitchen, Wi-Fi. Accurate, forgettable, and doing none of the actual selling. Guests don't book a list of rooms — they book a feeling. AI is very good at turning your plain facts into that feeling, as long as you steer it. Here's how.

Give the AI something to work with first

The reason most AI listings come out generic is simple: the AI knows nothing about your place until you tell it. Before anything else, write a short Property Profile — a few lines on your property type, your ideal guest, and the three to five things that genuinely make it special. Paste that at the top of every prompt below.

The three jobs of a great listing

A listing that converts does three things, and each needs a different touch:

  1. The title earns the click. Short, specific, and led by your single most sellable feature.
  2. The first two lines hook before the "read more" fold — this is where the booking is won or lost.
  3. The body paints the stay and quietly answers objections ("is it quiet?", "good for kids?").

The prompt

Using my Property Profile below, write my Airbnb listing in four short sections: a two-line hook that works before "read more," "The space," "The location & what's nearby," and "Perfect for." Warm, skimmable, honest — use only the facts I give you, and end with a soft call to action. Profile: [paste].

Then, for titles:

Write 10 short listing titles (max ~50 characters). Lead with my most sellable feature for my ideal guest. Mix emotional and practical angles. Nothing I can't back up.

The part everyone skips: editing

AI gives you a strong 80%. The last 20% — your voice, your true details — is what makes it yours and keeps it honest. Read it aloud and cut anything you wouldn't say to a guest's face. Then add one specific, true detail only you would know. That single line is often what does the selling.

The rule that keeps you safe

Never let AI invent to fill a gap. "Steps from the beach" had better mean steps; a guessed amenity becomes a complaint and a one-star review. If the AI doesn't know something, make it leave a blank for you.
